Services
A primary suite, planned as one room
Bedroom, closet and bath work best when they are drawn together: where the door swings, where the light falls at six in the morning, how far it is from the bed to the shower.
We draw the suite, detail the wet areas and choose tile, glass, fixtures and lighting before pricing. Not included: furniture, art and window coverings unless you ask for them.
What phase one includes
Layout options for the bedroom, closet and bath together
Shower, tub and vanity detailing, with waterproofing specified
Tile, glass, plumbing fixtures and lighting chosen on paper
Heated floors, ventilation and electrical planned in the drawings
A plan for using the rest of the house while the suite is out of service

Cost
What changes the cost
No figures here, because the house sets them. These are the parts that move the number.
Plumbing moves
Moving the tub, shower or toilet means opening the floor below. Keeping fixtures where they are keeps the work simpler.
Shower and glass
A curbless shower, a long glass panel or a steam unit each add structure, waterproofing and trade time.
Tile and stone
Large-format slabs, patterned floors and niches change both material and labor.
Closet and cabinet work
Built-in storage is priced by the run, in the same way as kitchen cabinets.
Phase one
How the design phase goes
- 01
Step 1: Brief and measure
We learn how the suite is used and measure it with the rooms around it.
- 02
Step 2: Layout options
Two or three plans, showing what moves and what stays.
- 03
Step 3: Drawings and selections
Wet-area details, tile layouts, fixtures and lighting, all specified.
- 04
Step 4: Build price and decision
A written price with allowances for what is still open.
Permits
Permits and approvals
Inside Bend's city limits, building permits go through the City of Bend; outside them, through Deschutes County. Bathroom work needs plumbing and electrical permits, and a new bathroom or a moved wall adds a building permit. We prepare these in phase one and pull them for the work we contract.
Questions
Questions about this work
Can the shower be curbless?
Often, if the floor framing allows it to slope. Phase one checks the floor and tells you what a curbless shower would involve.
Can you add a bathroom?
Yes, where plumbing can reach and the permit office approves. The layout options show where it would go.
How long is the suite out of use?
The schedule says, week by week. We plan a temporary arrangement for the days it matters most.
Do you handle the glass and tile?
We coordinate both. The glass is measured after the tile is set, so it fits what is actually there.
